Emaar's biggest waterfront community. 550 hectares, seven districts, right on the water. Still about 28% cheaper than Downtown, with two huge projects coming: Dubai Square Mall in 2028 and the Metro Blue Line in 2029. Prices rise before these open, not after.

The simple idea.

The money is made before the big things open. We saw this with Downtown. Years ago it was cheap. Then Dubai Mall and Burj Khalifa came, and the price went from about AED 500 to AED 2,700+ per sqft. People who bought early made the most.

Creek Harbour is at that early point now. Same developer, Emaar. Average price today about AED 2,450–2,500 per sqft, still well below Downtown. The best-value districts, Creek Beach and Harbour Views, are at AED 2,000–2,200 per sqft with 5.5–6.5% yield.

The window is now to 2027. When the mall is visibly finished and the metro stations are above ground, the growth is already in the price. Buying early is the whole point.

Three Big Things Coming.

Confirmed Infrastructure · 2026–2029

H2 2028
Dubai Square Mall
2.6 million sqm, about 3 times the size of Downtown Dubai. A confirmed Emaar project. It turns Creek Harbour from a residential area into a true city centre. The excitement starts 12–18 months before opening.
September 2029
Metro Blue Line
Confirmed by the RTA, AED 20.5 billion. A major station right here, designed by SOM. Every past metro line in Dubai lifted prices along its route. The gain is made in anticipation, not after opening.
2026–2030
The Area Fills Up
Valo and Aeon hand over in 2028, Lyvia in 2029, Creek Bay in 2030. Every handover brings real residents, shops and life. More people means higher prices, no special event needed, just time.

Honest risks.

Creek Tower is paused. It has been on hold since 2018. Island District units carry a tower premium at AED 2,400–3,200 per sqft. That is why I point clients to Creek Beach and Harbour Views first, they do not depend on the tower at all.

The mall could slip past 2028. Mega projects sometimes open in phases. Emaar's delivery record in Creek Harbour is strong, but I watch the construction updates every quarter for my clients.

Many buildings hand over after 2028. A supply wave can slow price growth for a while. The answer is buying the right district at the right entry price, which is exactly what I help with.
